Sharjah Real Estate: Over 7,000 Transactions Total AED3.5 Billion In February 2025

In February 2025, real estate activity in Sharjah saw an uptick, with a total of AED3.5 billion in transactions, according to the latest statistics from the Sharjah Real Estate Registration Department. The data revealed 7,768 transactions across various regions and cities of the emirate, demonstrating the continued growth and diversity of Sharjah’s real estate market.

Of the total transactions, 1,348 were sales deals, making up 17.4% of the overall transactions. Mortgage activity also played a role, with 424 transactions valued at AED711.6 million, which accounted for 5.5% of the total.

Initial sales contracts recorded 941 transactions (12.1%), while ownership certificates were issued for 3,958 properties, representing 50.9% of all deals. Title deed transactions followed, with 1,097 deals, or 14.1%, completed.

The data also highlighted the wide-ranging nature of Sharjah’s real estate sector, with sales transactions spanning 116 areas across the emirate. These included residential, commercial, industrial, and agricultural properties, showcasing the breadth of investment opportunities available.

Notably, the market saw 723 vacant land plots, 373 subdivided units, and 252 built-up land transactions, underlining the diverse types of real estate activity in Sharjah, reported WAM. This reflects a growing demand across various property sectors, solidifying the emirate’s position as a key player in the UAE’s real estate landscape.

It was recently in the headlines that Master developer Arada’s Masaar 2 project sold out all four phases within just three hours of its launch, making it the fastest-selling off-plan development in Sharjah and one of the quickest in the UAE. Starting from 2 am, prospective buyers lined up outside Arada’s sales centres, and by noon, all 2,000 homes, valued at AED5.6 billion, were snapped up. Reports suggest that investors are shifting towards other emirates, such as Sharjah and Ajman, due to the growing demand for family-friendly demographics.
