Abu Dhabi’s leading real estate developer Aldar has partnered with Expo City Dubai to unveil a AED1.75 billion mixed-use project, comprising residential, office, and retail spaces. The development is located near Al Maktoum International Airport and the Dubai Exhibition Centre, solidifying the area’s status as a premier business and lifestyle destination.
This six-building development is a key part of Expo City Dubai’s new master plan, which aims to transform the area into a thriving business hub. The Dubai Exhibition Centre, which sits next to the new development, is also set for a AED10 billion expansion that will see the exhibition space grow from 58,000 sqm to 180,000 sqm by 2031, making it the largest indoor exhibition venue in the region.
Aldar and Expo City have formed a 50:50 joint venture to oversee the development, with a combined gross floor area of 103,000 sqm. Once completed, Aldar will manage the property’s assets. This partnership reflects the shared vision of both entities to promote innovation and sustainable growth in the UAE’s real estate sector.
A Strategic Collaboration for Sustainable Growth The joint venture was signed in the presence of Sheikh Ahmed bin Saeed Al Maktoum, President of Dubai Civil Aviation Authority, Chairman and Chief Executive of Emirates Airline and Group, and Chairman of Expo City Dubai Authority. Reem Al Hashimy, UAE Minister of State for International Cooperation and CEO of Expo City Dubai Authority, hailed the partnership as a reflection of Expo City’s commitment to fostering sustainable economic growth and innovation.
“This development builds on Aldar’s expertise and honours the legacy of Expo 2020 by advancing our mission to transform this strategic location into a premier international business district,” said Al Hashimy.
A Key Development Zone in Dubai Talal Al Dhiyebi, Group CEO at Aldar, emphasized the significance of the partnership, stating that the Expo City area is one of the region’s fastest-growing zones, thanks to its infrastructure development and central location near Dubai’s trade and transportation hubs. “This partnership will provide high-quality residential, commercial, and retail spaces to complement the world-class conference and exhibition venues,” he said.
The new development aligns with Expo City Dubai’s master plan, which envisions a sustainable, smart, and people-centric city. The project will follow sustainable design principles to ensure a smart built environment that reflects the Net Zero commitments of both Aldar and Expo City. The plan also focuses on creating green spaces, enhancing mobility, and promoting balanced urban development.
Aldar’s Expanding Footprint in Dubai This joint venture with Expo City Dubai marks another milestone in Aldar’s continued expansion in Dubai. The company has been involved in several high-profile projects in the city, including a partnership with Dubai Holding to develop prime residential communities and a collaboration with DP World to build a landmark logistics park. Aldar also recently announced plans for a Grade A office building near the Dubai International Finance Centre, further solidifying its presence in the city’s real estate landscape.
