Master developer Arada’s Masaar 2 project sold out all four phases within just three hours of its launch, making it the fastest-selling off-plan development in Sharjah and one of the quickest in the UAE. Starting from 2 am, prospective buyers lined up outside Arada’s sales centres, and by noon, all 2,000 homes, valued at AED5.6 billion, were snapped up.
Ahmed Alkhoshaibi, Group CEO of Arada, shares, “The remarkable results we saw for Masaar 2 don’t just set a record for the Sharjah market; this launch was one of the most successful in the UAE’s wider real estate sector, which has itself been growing at a rapid pace in recent years. The strength of demand for Masaar 2 is down to a number of factors, which together have combined to create a product that is exceptionally attractive to both end users and investors alike.”

Located in the Suyoh district of Sharjah, Masaar 2 spans 10.5 million square feet and offers a blend of serene woodlands, nature-inspired design, and top-tier amenities. The development includes 2,000 modern homes, ranging from two-bedroom townhouses to five-bedroom villas.

“The first and to my mind the most important reason has been the success of the original Masaar project. Since that sold out we have fielded constant requests for similar units, which has resulted in significant pent-up demand in the market. This was a first-of-its-kind project – the UAE’s first forested community. Nowadays you can see a lot of projects been launched that have a similar promise about getting back to nature, woodland landscapes and so on, but Masaar was the first,” elaborates Ahmed.
Being the first major off-plan project to launch after the pandemic, extensive research went into its design and the types of facilities it would require.
“The feedback we received was pretty comprehensive; people wanted to live in more spacious homes surrounded by nature that afforded them a chance to live an active, healthy lifestyle, and Masaar’s master plan is designed to provide them with exactly that,” he says.
Construction on Masaar 2 is set to begin before the end of the year. The first homes are expected to be completed by the end of 2027, with the entire community, including all amenities, slated for completion by 2028.
“I am happy to say that we have delivered on our promise to our buyers. When we launched, we said that we would raise the bar for community living in the UAE, and now that over 50% of the project has been completed, the feedback we have received has validated our approach. Seeing is believing, and prospective buyers in Masaar 2 have been able to visit the original Masaar community, and know exactly what they will get in terms of quality, amenities and landscaping,” adds Alkhoshaibi.
Other key factors driving the increased demand include the continued strong performance of the Sharjah market, along with positive trends observed in other UAE markets as a whole: “Last year, the value of property transactions in Sharjah rose by 40% and it’s a market that is really reaping the rewards of the government’s decision to allow all nationalities to purchase on a freehold basis in 2022.”
Masaar 2 residents will enjoy a swimmable forest lagoon featuring a waterfall, along with sports and fitness facilities, a woodland jogging track, an adventure trail, a community mosque, and an outdoor cinema. The development will also include 40,000 trees.
